AMP Capital Investors were developing concept plans to demolish this building to make way for a new office building. The down turn in the economy has meant that these plans have been put on hold for the medium term. The brief was to review 109 Featherston Street and complete a pragmatic refurbishment to create new office workspace and upgrade of key safety features.
109 Featherston Street was structurally reviewed and did not require any great level of improvement to bring it up to a good standard, however work was needed in the area of fire compliance and emergency lighting to create a safe and healthy workplace. The old heavy plaster tiles and grid were stripped back and replaced with a new lightweight acoustic ceiling, modern energy efficient lights and fire protection both above and below the ceiling void.
109 Featherston Street has a harbour view second to none. The old fashioned existing tenancies were stripped back. The new ceiling, lights and flooring provided a modern base build refurbishment. The existing spandrel heating system had the insulation panels removed and the HVAC equipment refurbished with new controllers. The core areas were upgraded with new fire rated construction and new fire doors, and the bathrooms were refurbished.
The refurbishment of 109 Featherston Street has created cost effective tenancy options with a beautiful harbour backdrop at the right price for many of Wellington’s Government agencies and other corporate tenants - a building at the right end of town with a new lease of life.
