The building owner understood that the ASB Building on The Terrace was in need of refurbishment. Over partitioned and under provided with building services for a modern environment, the building needed to be upgraded to meet the needs of the mainly government agencies keen to be in this location close to the centre of government. Our brief was to provide a cost effective upgraded building environment, utilising modern technology to minimise the energy used in this building.
The ailing 25 year old 16 storey building suffered from a myriad of issues, from poor ventilation and inadequate lighting to primitive fire safety systems and over partitioning. Working together with the consultant team we had to make pragmatic decisions on all the building services options in terms of energy efficiency, including lighting and HVAC. This project received three Govt3 awards for sustainability - prestigious recognition of our commitment to environmentally sustainable design. We reviewed the building safety and compliance to ensure that this building was as close to the modern standards as reasonably practicable.
The ASB Building needed a modern fresh air and air conditioning system throughout to support the large number of staff now able to work comfortably in a more open plan environment. The stud to stud height of the existing structure did not provide for a large ceiling void so we had to work closely with the HVAC engineers to coordinate the equipment in the ceiling spaces that were available between beams, and sprinkler pipes. T5 lighting and a new sprinkler system set into a new acoustic rated ceiling completed the upgrade to light open and modern office floors
Over the last 7 years, the ASB Building has provided a new modern working environment for the Ministry of Fisheries and subsequent government tenants. It has been able to accommodate many different parts of government with little need for change to the base building environment. It is a win both ways for building owner and government tenants.
