80 The Terrace for Precinct Properties

the brief

Formerly the home to AXA and National Mutual, 80 The Terrace was a building that had not been updated for many years. The location at the heart of The Terrace made it easy for the building owner, Precinct Properties, to decide to invest in this building with an extensive upgrade. Our brief was to create a light open flexible base build refurbishment suitable for the government and corporate clients who want to be near the centre of government.

the challenges

Precinct Properties are leading the way in earthquake strengthening to upgrade their portfolio to a high level of compliance. 80 The Terrace is one of the first buildings to put the engineering design into practice. Minor structural improvements have been made on some floors and the staircase is being strengthened. Because 80 The Terrace was vacated by a major tenant, the building owner is investing right now to improve all aspects of this building.

what we did

Working closely with the building owner and their engineers we developed a scope of works to create a modern environment that supports an open style of working. Acoustic ceilings, modern lighting and updated bathrooms have created a new look for this building.

Beneath the new interiors, we have coordinated practical ways of achieving the improved seismic performance working closely with Holmes Structural Consultants. We have improved fire compliance and accessibility short fallings to bring them up to the current standards, including emergency lighting, safe egress routes and a new accessible bathroom.

the results

The result will be 12 floors of newly refurbished office space ready for tenants. Alongside this we have designed a new look entry and lobby space, and new showers for the tenants to use. This prime Terrace address has been given a total overhaul to position it among the best spaces in this location.

more than great design

To us, architecture is about the entire process - from asking the right questions to getting the squeaky door fixed after move in day. We take our clients on a journey so they feel as if they are part of the solution.

All our architects are members of the NZIA. Each year all members undergo continuing professional development to ensure skills and practices are completely up-to-date with current industry standards. As 'hand-on' architects we are trained to promote ourselves as the single point of contact for your project. An NZIA registered architect, with more than 20 years experience, will guide you through all stages of the project.
